Nd\u00ebrkoh\u00eb nuk jepet garancia se n\u00eb p\u00ebrfundim do t\u00eb blesh pron\u00ebn sipas vend ndodhjes s\u00eb prenotuar.<\/p>\n<p>M\u00eb 8 dhjetor kompania \u201cEagle Hills Real Estate Development\u201d hapi shitjet e apartamenteve n\u00ebp\u00ebrmjet kontratave t\u00eb prenotimit q\u00eb iu shp\u00ebrndan\u00eb t\u00eb interesuarve.<\/p>\n<p>Kompania njoftoi se apartamentet do t\u00eb jen\u00eb me nj\u00eb deri n\u00eb tre dhoma dhe do t\u00eb fillojn\u00eb nga 110 mij\u00eb euro,\u00a0\u201cMarr\u00ebveshja p\u00ebr prenotimin e interesit\u201d q\u00eb p\u00ebrbehet prej 5 nenesh p\u00ebrcakton se nuk do t\u00eb interpretohet si nj\u00eb marr\u00ebveshje paraprake shitblerjeje, por ekskluzivisht si nj\u00eb shprehje e interesit p\u00ebr t\u00eb hyr\u00eb n\u00eb list\u00ebn e ngusht\u00eb t\u00eb pal\u00ebve t\u00eb interesuara, q\u00eb do t\u00eb jen\u00eb t\u00eb par\u00ebt t\u00eb ftuar p\u00ebr t\u00eb pasur t\u00eb drejt\u00ebn p\u00ebr t\u00eb n\u00ebnshkruar marr\u00ebveshjen paraprake t\u00eb shitjes.<\/p>\n<p>Fillimisht marr\u00ebveshja parashikon q\u00eb duhet t\u00eb paguhet tarifa q\u00eb paguhet p\u00ebr prenotimin e blerjes s\u00eb apartamentit, q\u00eb kushton 1,200 euro, nd\u00ebrsa p\u00ebr garazhin tarifa \u00ebsht\u00eb 500 euro. Kontrata p\u00ebrcakton n\u00eb pik\u00ebn 4.3 t\u00eb saj se kjo tarif\u00eb duhet t\u00eb paguhet 24 or\u00eb nga n\u00ebnshkrimi i marr\u00ebveshjes dhe 2 or\u00eb pas hapjes s\u00eb shitjeve.<\/p>\n<p>Vet\u00ebm pasi paguhet tarifa e prenotimit dhe t\u00eb kryhen pagesat p\u00ebr vler\u00ebn e buxhetit t\u00eb akorduar p\u00ebr blerjen e apartamentit n\u00ebp\u00ebrmjet m\u00ebnyr\u00ebs t\u00eb parashikuar n\u00eb kontrat\u00eb t\u00eb ndar\u00eb n\u00eb 7 k\u00ebste n\u00ebp\u00ebrmjet bler\u00ebsit dhe kompanis\u00eb zhvilluese do t\u00eb n\u00ebnshkruhet kontrata paraprake e shitjes.<\/p>\n<p>Skema e pages\u00ebs s\u00eb \u00e7mimit\u00a0<strong>p\u00ebrfshin 40% t\u00eb vler\u00ebs t\u00eb ndar\u00eb n\u00eb 3 k\u00ebste q\u00eb do t\u00eb paguhet para marrjes s\u00eb lejes s\u00eb nd\u00ebrtimit<\/strong>, si:<\/p>\n<p>-20% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet brenda 5 dit\u00ebve nga n\u00ebnshkrimi i Marr\u00ebveshjes Paraprake t\u00eb Shitjes;<\/p>\n<p>-10% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet jo m\u00eb von\u00eb se 3 (tre) muaj nga data e lejes s\u00eb nd\u00ebrtimit dhe<\/p>\n<p>\u2013 10% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet jo m\u00eb von\u00eb se 6 muaj nga data e lejes s\u00eb nd\u00ebrtimit.<\/p>\n<p><strong>Pjesa tjet\u00ebr prej 60% e vler\u00ebs s\u00eb apartamentit do t\u00eb paguhet, sipas skem\u00ebs konkretisht:<\/strong><\/p>\n<p>-15% e vler\u00ebs para ose pas p\u00ebrfundimit t\u00eb struktur\u00ebs;<\/p>\n<p>-20% t\u00eb \u00e7mimit do t\u00eb paguhet para ose pas vendosjes s\u00eb xhamave;<\/p>\n<p>-20% e \u00e7mimit t\u00eb paguhet brenda 5 dit\u00ebve nga data e n\u00ebnshkrimit t\u00eb kontrat\u00ebs s\u00eb shitjeve p\u00ebr transferimin e titullit t\u00eb pron\u00ebsis\u00eb s\u00eb pron\u00ebs;<\/p>\n<p>\u2013 5% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet brenda 5 dit\u00ebve nga data e n\u00ebnshkrimit t\u00eb kontrat\u00ebs s\u00eb shitjes p\u00ebr transferimin e titullit t\u00eb pron\u00ebsis\u00eb s\u00eb pron\u00ebs.<\/p>\n<p>Nd\u00ebrtues n\u00eb Tiran\u00eb pohuan se n\u00ebse nj\u00eb bler\u00ebs pronoton nj\u00eb apartament n\u00eb nj\u00eb subjekt q\u00eb nuk ka filluar t\u00eb nd\u00ebrtohet e b\u00ebn me synimin p\u00ebr t\u00eb zgjedhur vendndodhjen dhe \u00e7mimin preferencial, por kjo praktik\u00eb nuk ekziston p\u00ebr projektin e nd\u00ebrtimit t\u00eb apartamenteve n\u00eb Durr\u00ebs mb\u00ebshtetur te pika 2.2 e marr\u00ebveshjes s\u00eb prenotimit t\u00eb interesit. \u201cPlanimetria e kateve dhe\/ose planimetria e pronave referuar n\u00eb k\u00ebt\u00eb marr\u00ebveshje jan\u00eb vet\u00ebm p\u00ebr q\u00ebllime indikative dhe ilustruese, pasi k\u00ebto planimetri nuk jan\u00eb p\u00ebrfundimtare dhe jan\u00eb subjekt i ndryshimeve\u201d, citohet n\u00eb kontrat\u00eb.<\/p>\n<p>N\u00eb kontrat\u00eb thuhet se brenda 30 dit\u00ebve nga ftesa e investitorit strategjik, pala e Interesuar duhet t\u00eb lidh\u00eb marr\u00ebveshjen paraprake t\u00eb shitjes e cila do t\u00eb jet\u00eb n\u00eb thelb n\u00eb formatin e bashk\u00eblidhur k\u00ebsaj Marr\u00ebveshjeje p\u00ebr Prenotimin e Interesit.<\/p>\n<p>N\u00eb baz\u00eb t\u00eb dokumentit n\u00eb rast se pala e Interesuar nuk arrin t\u00eb n\u00ebnshkruaj\u00eb marr\u00ebveshjen paraprake t\u00eb shitjes brenda periudh\u00ebs kohore t\u00eb Marr\u00ebveshje p\u00ebr Prenotim Interesi specifikuar n\u00eb nenin e m\u00ebparsh\u00ebm, ose nuk paguan sipas afateve vler\u00ebn e buxhetit dakorduar n\u00eb p\u00ebrputhje me Marr\u00ebveshjen Paraprake Shitjes, at\u00ebher\u00eb kjo marr\u00ebveshje p\u00ebr prenotimin e interesit do t\u00eb konsiderohet e zgjidhur me efekt t\u00eb menj\u00ebhersh\u00ebm, t\u00eb drejtat e pal\u00ebs s\u00eb interesuar sipas k\u00ebsaj marr\u00ebveshje pushojn\u00eb s\u00eb ekzistuari dhe investitori strategjik do t\u00eb ket\u00eb t\u00eb drejt\u00eb t\u00eb mbaj\u00eb tarif\u00ebn e prenotimit.<\/p>\n<p><strong>Projekti<\/strong><\/p>\n<p>\u201cDurr\u00ebs Yachts &amp; Marina\u201d \u00ebsht\u00eb nj\u00eb shoq\u00ebri e p\u00ebrbashk\u00ebt mes qeveris\u00eb shqiptare (33% p\u00ebrmes Albanian Seaports Development Company) dhe dy shoq\u00ebrive nga Emiratet e Bashkuara (Eagle Hills Real Estate Development, sh.a., dhe Nshmi Development L.L.C\u201d, me 67% s\u00eb bashku) dhe po zbaton projektin me status strategjik \u201cMarina &amp; Jahtet e Durr\u00ebsit\u201d.<\/p>\n<p>Projekti Durr\u00ebs Yacht &amp; Marina ka marr\u00eb statusin strategjik, pas t\u00eb cilit shteti shqiptar u b\u00eb bashk\u00eb-aksioner, pasi n\u00eb dispozicion t\u00eb projektit u vun\u00eb 80 hektar\u00eb tok\u00eb shtet\u00ebrore. Si investitore kompania ka p\u00ebrfituar leht\u00ebsi t\u00eb shumta si p\u00ebrjashtimi nga taksa e infrastruktur\u00ebs n\u00eb nd\u00ebrtim (4% e vler\u00ebs s\u00eb shitjes dhe taksa e strehimit prej 3%).<\/p>\n<p><a href=\"https:\/\/www.monitor.al\/investime-ne-parajsen-e-portit-te-durresit-kompanise-i-falen-taksat-apartamentet-do-i-shese-ne-ajer-fut-sa-investitore-te-doje\/\">https:\/\/www.monitor.al\/investime-ne-parajsen-e-portit-te-durresit-kompanise-i-falen-taksat-apartamentet-do-i-shese-ne-ajer-fut-sa-investitore-te-doje\/<\/a><\/p>\n<p>Sipas planit t\u00eb biznesit t\u00eb projektit, t\u00eb publikuar m\u00eb her\u00ebt, \u00e7mimet e shitjes do t\u00eb variojn\u00eb midis 1500-2000 euro\/m2, por duke qen\u00eb se skema funksionon n\u00eb baz\u00eb t\u00eb ofert\u00ebs s\u00eb investitor\u00ebve q\u00eb duan t\u00eb blejn\u00eb apartamente \u00e7mimi edhe mund t\u00eb rritet.<\/p>\n<p>Gjithsej, parashikohet nd\u00ebrtimi i gati 13 mij\u00eb apartamenteve (4 mij\u00eb n\u00eb faz\u00ebn e par\u00eb dhe rreth 8600 n\u00eb faz\u00ebn e dyt\u00eb), nd\u00ebrsa do t\u00eb k\u00ebt\u00eb vet\u00ebm pak hotele me m\u00eb shum\u00eb se 850 dhoma. Parashikohen vet\u00ebm 280 vende p\u00ebr jahte. 93% e sip\u00ebrfaqes s\u00eb nd\u00ebrtimit t\u00eb parashikuar do t\u00eb jet\u00eb rezidenciale dhe nga 3.5% p\u00ebrkat\u00ebsisht do t\u00eb jen\u00eb hotele dhe sip\u00ebrfaqe tregtare.<\/p>\n<p>Investimi i parashikuar n\u00eb faz\u00ebn e par\u00eb \u00ebsht\u00eb 595 milion\u00eb euro. Por, Kompanive investitore u k\u00ebrkohet q\u00eb t\u00eb mbajn\u00eb n\u00eb llogarit\u00eb e tyre nj\u00eb shum\u00eb q\u00eb korrespondon me tridhjet\u00eb p\u00ebr qind (30%) t\u00eb financimit t\u00eb nevojsh\u00ebm p\u00ebr zhvillimin e sheshit t\u00eb faz\u00ebs 1, pra rreth 180 milion\u00eb euro, nd\u00ebrsa mund t\u00eb grumbullojn\u00eb t\u00eb ardhura nga shitjet, apo t\u00eb fusin bashk\u00eb financues t\u00eb tjer\u00eb. Kompania rezulton nd\u00ebrkoh\u00eb se po gjen rrug\u00ebn m\u00eb t\u00eb shpejt\u00eb p\u00ebr sigurimin e t\u00eb ardhurave, duke shitur apartamentet q\u00eb n\u00eb aj\u00ebr.<\/p>\n<p><strong>Disa nene t\u00eb \u201cMarr\u00ebveshjes s\u00eb Prenotimit t\u00eb Interesit\u201d<\/strong><\/p>\n<p><strong>2.1 Pala e Interesuar shpreh interesin e saj p\u00ebr:<\/strong><\/p>\n<p>2.1.1 Apartamenti nr. N\u00eb momentin e n\u00ebnshkrimit t\u00eb saj. Pal\u00ebt bien dakord q\u00eb Investitori Strategjik do t\u00eb ket\u00eb t\u00eb drejt\u00ebn ekskluzive p\u00ebr t\u00eb ndryshuar planin e pages\u00ebs sipas gjykimit t\u00eb tij.<\/p>\n<p><strong>3.4 Tarifa e Prenotimit \u00ebsht\u00eb e pagueshme si m\u00eb posht\u00eb:<\/strong><\/p>\n<p>N\u00eb nj\u00eb pages\u00eb t\u00eb vetme sipas afateve t\u00eb p\u00ebrcaktuara n\u00eb piken 4.3 t\u00eb k\u00ebsaj Marr\u00ebveshje.<\/p>\n<p><strong>KUSHTE T\u00cb TJERA<\/strong><\/p>\n<p>4.1 P\u00ebr q\u00ebllime t\u00eb prenotimit t\u00eb Pron\u00ebs, Pala e Interesuar do t\u2019i paguaj\u00eb Shoq\u00ebris\u00eb Tarif\u00ebn e Prenotimit si\u00e7 specifikohet n\u00eb pik\u00ebn 3 t\u00eb k\u00ebsaj Marr\u00ebveshjeje.<\/p>\n<p>4.2 Pala e Interesuar do t\u00eb paguaj\u00eb Tarif\u00ebn e Prenotimit n\u00eb p\u00ebrputhje me instruksionet e pages\u00ebs bashk\u00eblidhur, e cila do t\u2019i kreditohet Investitorit Strategjik me Marr\u00ebveshje p\u00ebr Prenotim Interesi themelimin e tij.<\/p>\n<p>4.3 N\u00ebse Tarifa e Prenotimit nuk paguhet brenda 24 (nj\u00ebzet e kat\u00ebr) or\u00ebve nga n\u00ebnshkrimi i k\u00ebsaj Marr\u00ebveshje, kjo Marr\u00ebveshje do t\u00eb zgjidhet automatikisht dhe nuk do t\u00eb prodhoj\u00eb asnj\u00eb efekt p\u00ebr Pal\u00ebt.
