K\u00ebtu p\u00ebrfshijm\u00eb edhe huadh\u00ebnien e rritur n\u00eb monedh\u00eb t\u00eb huaj. N\u00eb k\u00ebt\u00eb kuad\u00ebr, mir\u00ebpresim p\u00ebrpjekjet e BSH p\u00ebr t\u00eb adresuar munges\u00ebn e konsiderueshme t\u00eb t\u00eb dh\u00ebnave mbi tregun e pasurive t\u00eb paluajtshme dhe nd\u00ebrtimin. B\u00ebjm\u00eb thirrje p\u00ebr mbik\u00ebqyrje t\u00eb shtuar t\u00eb ndikimit t\u00eb k\u00ebtij sektori mbi stabilitetin financiar\u201d, thuhet n\u00eb deklarat\u00ebn zyrtare.<\/p>\n<p>FMN u trembet dhe pasojave q\u00eb mund t\u00eb ket\u00eb nj\u00eb r\u00ebnie e \u00e7mimeve t\u00eb pasurive t\u00eb paluajtshme.<\/p>\n<p>\u201cEkonomia \u00ebsht\u00eb gjithashtu e ndjeshme ndaj kushteve t\u00eb pafavorshme t\u00eb motit dhe ndryshimit t\u00eb kahut t\u00eb rritjes n\u00eb \u00e7mimet e pasurive t\u00eb paluajtshme\u201d, citohet n\u00eb deklarat\u00eb.<\/p>\n<p>Vitet e fundit nd\u00ebrtimi, sidomos ai rezidencial po merr nj\u00eb rol par\u00ebsor n\u00eb ekonomi. Sip\u00ebrfaqet e lejeve jan\u00eb shtuar ndjesh\u00ebm dhe tregu i pasurive t\u00eb paluajtshme \u00ebsht\u00eb zgjeruar, sidomos n\u00eb kryeqytet.<\/p>\n<p><strong>T\u00eb dh\u00ebnat p\u00ebr sektorin e nd\u00ebrtimit<\/strong><br \/>\nSipas INSTAT, n\u00eb vitin 2021, sip\u00ebrfaqja e dh\u00ebn\u00eb p\u00ebr leje nd\u00ebrtimi n\u00eb kryeqytet ishte 1.6 milion\u00eb metra katror. Kjo \u00ebsht\u00eb nivel rekord t\u00eb pakt\u00ebn q\u00eb nga viti 2010, nga t\u00eb cilat gati 80% ishin p\u00ebr nd\u00ebrtime rezidenciale.<\/p>\n<p>E nj\u00ebjta tendenc\u00eb vijoi dhe n\u00eb gjysm\u00ebn e par\u00eb t\u00eb k\u00ebtij viti. Po sipas INSTAT, vet\u00ebm n\u00eb 6-mujorin e par\u00eb 2022 u dha n\u00eb kryeqytet gati 1.2 milion\u00eb m2 sip\u00ebrfaqe leje nd\u00ebrtimi. Kjo \u00ebsht\u00eb sa 75% e sip\u00ebrfaqes s\u00eb dh\u00ebn\u00eb p\u00ebr gjith\u00eb vitin 2022.<\/p>\n<p>Tirana mori 70% t\u00eb gjith\u00eb sip\u00ebrfaqeve t\u00eb lejeve t\u00eb dh\u00ebna n\u00eb vend p\u00ebr periudh\u00ebn p\u00ebrkat\u00ebse.<\/p>\n<p>Ndon\u00ebse oferta n\u00eb treg sa vjen e rritet edhe \u00e7mimet kan\u00eb sh\u00ebnuar t\u00eb nj\u00ebjt\u00ebn prirje. K\u00ebshtu \u00ebsht\u00eb reflektuar shtrenjtimi i kostove t\u00eb nd\u00ebrtimit dhe qarkullimit t\u00eb paras\u00eb informale.<\/p>\n<p><strong>\u00c7mimi n\u00eb rritje i banesave<\/strong><br \/>\nSipas Indeksit Fischer t\u00eb \u00c7mimeve t\u00eb Banesave, i llogaritur nga Banka e Shqip\u00ebris\u00eb, \u00e7mimi mesatar i banesave t\u00eb shitura gjat\u00eb 6-mujorit I 2022 \u00ebsht\u00eb rritur me 28.4% n\u00eb krahasim me 6-mujorin e kaluar dhe me 39% n\u00eb krahasim me nj\u00eb vit m\u00eb par\u00eb. Kjo \u00ebsht\u00eb rritja m\u00eb e lart\u00eb 6-mujore e k\u00ebtij indeksi q\u00eb prej vitit 2013. N\u00eb raport me periudh\u00ebn baz\u00eb, indeksi i \u00e7mimeve t\u00eb banesave \u00ebsht\u00eb rritur me af\u00ebrsisht 110%. N\u00eb linj\u00eb me k\u00ebto zhvillime kredia e dh\u00ebn\u00eb nga sistemi bankar p\u00ebr nd\u00ebrtimin dhe pasurit\u00eb e paluajtshme ka sh\u00ebnuar zgjerim t\u00eb duksh\u00ebm. Kredia p\u00ebr sektorin e nd\u00ebrtimit k\u00ebt\u00eb vit po sh\u00ebnon nivelet m\u00eb t\u00eb larta n\u00eb t\u00eb pakt\u00ebn gjasht\u00eb vitet e fundit. Sipas t\u00eb dh\u00ebnave nga Banka e Shqip\u00ebris\u00eb, p\u00ebr 7-mujorin 2022, kredia e re p\u00ebr nd\u00ebrtimin kishte vler\u00ebn e 22.7 miliard\u00eb lek\u00ebve ose 194 milion\u00eb eurove.<\/p>\n<p>Kredia p\u00ebr sektorin e nd\u00ebrtimit \u00ebsht\u00eb rritur me 38% krahasuar me t\u00eb nj\u00ebjt\u00ebn periudh\u00eb t\u00eb nj\u00eb viti m\u00eb par\u00eb. Vlera totale e portofolit t\u00eb kredis\u00eb p\u00ebr nd\u00ebrtimin n\u00eb fund t\u00eb muajit korrik arriti n\u00eb 70.4 miliard\u00eb lek\u00eb.
